(1) Brickwork and Foundations

1.1) Foundations to engineers specifications
1.2) Exterior walls – All exterior walls to be SABS approved stock bricks 222 x 106 x 73. Plastered and painted
1.3) Interior walls – All interior walls to be SABS approved stock bricks 222 x 106 x 73. Plastered and painted
1.4) Columns to be reinforced concrete cast in situ, on cast in situ concrete bases and footings
1.5) Strip foundations, with loadbearing clay brickwork, and DPC at concrete floor soffit

(2) Floors

2.1) Surface beds 85mm cast in situ reinforced to structural engineer’s details
2.2) Suspended concrete floor slabs 200 thick with steel reinforcing to structural engineer’s details.
2.3) Floor surfaces to be epoxy coated as per the developers.
2.4) Balcony floor surfaces epoxy coated.
2.5) Frameless Glass balustrades.

(3) Window Sills, Skirting and Cornicing

3.1) All window sills to be plastered at a slope away from the window and painted. Internally and externally.
3.2) Skirting to be treated SA pine, varnish/painted.
3.3) Off shutter concrete with Bulkhead ceilings in lounge/dining room.

(4) Windows

4.1) All windows as per the approved drawings.
4.2) Windows to be aluminum framed single glazing as per the National Building Regulation.

(5) Doors, Door Frames and Ironmongery

5.1) Internal doors to be timber framed and hollow core timber.
5.2) External doors to be timber framed and solid core timber.
5.3 Entrance door to be timber framed and solid core timber, to comply with the National Building Regulation
5.4) Door handles supplied by “Dorma” or similar.
5.5) Glazed doors to be sliding as per the approved drawings.

(6) Bathrooms

6.1) Shower panel to be safety glazing.
6.2) Vanity to be square line melamine with Caesarstone or granite Tops
6.3) Toilets by Vaal to developer’s selections
6.4) Hand Basins by Vaal to developers’ selection.
6.5) Shower and towel rails of 1.2m chrome plated will be installed in each bathroom.

(7) Kitchens

7.1) Kitchen design as per developer and installed.

7.2) Caesar stone or granite tops.
7.3) Cupboards doors are square line melamine with pvc color edge.

7.4) Kitchen cupboards to 1.8m height
7.5) Basin sinks to be installed.

7.5) Sink Mixer to be installed.

7.6) 600mm Defy undercover over/hob and extractor fitted.

(8) Ceilings and Roof Covering

8.1) Off Shutter concrete Ceilings to be plastered and painted. Normal ceilings to be shadow line.
8.2) Top level roof area thermal insulation between ceiling and roof covering as determined by the developers/contractors.
8.3) Timber rafters to structural engineers detail built into load bearing walls with roof ties built 5 courses into brickwork.
8.4) Purlins to be 57 x 38 SA pine purlins nailed to rafters at spacing determined by the structural engineer.
8.5) Waterproofing to be 20mm board, nailed to purlins, waterproofed by specialist.
8.6) Concrete ceilings to be plastered and painted.
8.7) Aluminum gutters and rainwater down pipes to feed into storm-water storage tanks
8.8) 100mm Concrete roof slabs, cement screed to FBO to control flow of storm water.

(9) Plumbing

9.1) Washing machine and dishwasher outlets will be provided
9.2) Taps to be selected by the developer and the owner.
9.3) Water connection and supply will be 15mm diameter pipe internally and 22mm polycop piping from the building to the water meter.
9.4) Hot water geyser to by developer specification.

9.5) Fire Hydrants all installed to regulations.

(10) Electrical Installation

10.1) Light fittings as per samples by the developer.
10.2) Telkom/Data, and DSTV conduit will be installed.

10.3) Lifts to be installed as per specification.

(11) Site works

11.1) The site will be cleared of all visible rubble after construction
11.3) Existing contours will be maintained
11.4) Pathways and Walkways will be cleared and paved.
11.5) Driveways will be graded and compacted and tarred.

(12) Built In Cupboards

12.1) Built-in Cupboard doors square line melamine with PVC color edge. Installed as per Plan

(13) Security

13.1)1 x 4-meter Steel Security Gates supplied and fitted to the main entrance.

13.2)1 x 7 meter Boom Gate System supplied and fitted to the main entrance.

13.3) Perimeter wall approximate 2.1-meter height.

13.4) Boundary walls approx. 1.7-meter height, as per Architectural Design.

13.5) CCTV Cameras supplied and fitted to the Communal Property (Developers Spec)

(14)Driveways/Roads

14.1) All Driveways and Roads will be paving.

14.2) Curb stones will be installed.

14.3) Parking bays and road markings will be done as per municipal specification.

14.4) All stormwater drainage per Engineers specification.
